But despite being side by side, they feel surprisingly different.
I've toured both buildings many times and have helped buyers compare them firsthand. One thing I've learned is that this decision usually isn't about which building is "better." It's about which one fits your lifestyle.
If you're trying to decide between the two, here's everything you should know.

Las Olas by the River feels more like a hidden oasis than a downtown condo.
One of the first things people notice is the landscaping. Mature trees, tropical greenery, walking paths, and a pool deck surrounded by lush vegetation give the community a peaceful atmosphere that's surprisingly hard to find in the middle of downtown.
Instead of feeling like you're surrounded by concrete and glass, the property feels warm, inviting, and relaxed.
I've had buyers walk the property and immediately comment that it feels quieter than they expected for being so close to Las Olas Boulevard.

The building is taller, and many of the upper-floor residences offer expansive skyline and river views.
Instead of emphasizing greenery, Nu River focuses more on the vertical lifestyle—higher elevations, city views, and rooftop amenities.
For buyers who want that "high-rise living" feeling, Nu River often checks those boxes.

Neither building is an obvious winner—they simply appeal to different audiences.
People often ask me which building I would choose.
My answer is always the same:
It depends on how you want to live.
If you picture yourself relaxing by a tropical pool, enjoying mature landscaping, walking your dog through tree-lined pathways, and getting excellent value for your money, I think Las Olas by the River is incredibly hard to beat.
If you're drawn to taller buildings, sweeping skyline views, and the energy that comes with high-rise living, Nu River may be the better fit.
The good news is that they're close enough to tour both in the same afternoon.
And honestly, I encourage buyers to do exactly that.
