100 Las Olas vs. Las Olas River House Condos: Which Luxury Downtown Fort Lauderdale Condo Is Right for You?

Leslie Boswell September 20, 2026

If you're looking for a luxury condo in Downtown Fort Lauderdale, there's a good chance you've narrowed your search to 100 Las Olas and Las Olas River House.

It makes sense.

They're practically neighbors.

Both are within walking distance of Las Olas Boulevard.

Both offer luxury amenities.

Both attract full-time residents, seasonal owners, and buyers looking for an upscale downtown lifestyle.

But that's really where the similarities end.

Although they're only a few hundred feet apart, they deliver two very different living experiences.

I've had the opportunity to sell four residences in 100 Las Olas, and I've also spent plenty of time showing buyers around Las Olas River House.

One thing I've learned is that buyers rarely choose between these buildings because one is "better."

They choose based on how they want to live.

Some buyers want the newest luxury tower, open-concept floor plans, and the excitement of being directly on Las Olas Boulevard.

Others care more about value, larger residences, proximity to Riverwalk, and a building that feels just a little more tucked away from the activity.

Both are excellent communities.

The right choice simply depends on what's important to you.

If you're trying to decide between them, here's what I've learned after spending a lot of time in both buildings.

First, Let's Talk About Location

If location is your top priority, you're looking at two of the best addresses in Downtown Fort Lauderdale.

Both communities allow you to enjoy a walkable lifestyle that's difficult to find in South Florida.

Within just a few minutes, you can walk to:

  • Las Olas Boulevard
  • Riverwalk
  • Huizenga Park
  • Sweetwater
  • Eddie V's
  • Moxies
  • The Broward Center
  • Brightline
  • Live events and festivals
  • Coffee shops
  • Boutique shopping
  • Nightlife

One thing I always encourage buyers to think about is what their day-to-day life actually looks like.

Where do you see yourself grabbing your morning coffee?

Do you enjoy taking an evening walk after dinner?

Will you use Riverwalk?

Do you like meeting friends for happy hour without worrying about driving?

These little lifestyle questions usually end up being just as important as the condo itself.

100 Las Olas: Right in the Middle of Everything

One of the biggest advantages of 100 Las Olas is exactly what its name suggests.

You're on Las Olas Boulevard.

Walk out the front door and you're immediately surrounded by restaurants, coffee shops, boutiques, art galleries, and everything that makes Las Olas one of the most recognizable streets in South Florida.

For buyers who enjoy an active lifestyle, it's hard to beat.

Want dinner?

Walk downstairs.

Meeting friends for drinks?

Walk downstairs.

Saturday morning coffee?

Walk downstairs.

During holidays and special events, you're already where everyone wants to be.

Another feature buyers often appreciate is having the Hyatt Centric located within the building.

At first glance, that may not seem like a huge deal.

But after talking with owners over the years, it comes up more often than you might think.

When family visits from out of town...

When friends come down for the boat show...

When clients are in town...

Having a hotel literally an elevator ride away becomes incredibly convenient.

Instead of asking visitors to stay twenty minutes away, they're right there in the building.

It's one of those features that buyers often don't fully appreciate until after they've lived there.

The restaurants within the building are another underrated benefit.

Instead of simply being close to great dining, you already have several options downstairs before you even step onto Las Olas Boulevard.

It adds a level of convenience that many owners genuinely enjoy.

Las Olas River House: The Best of Both Worlds

Las Olas River House offers something a little different.

Instead of sitting directly on Las Olas Boulevard, it's positioned between Las Olas and the New River.

Personally, I think that's one of its biggest strengths.

You're still only a short walk from all of the restaurants, shopping, nightlife, and entertainment on Las Olas.

But you're also steps from Riverwalk.

Huizenga Park.

The New River.

Waterfront events.

The Broward Center.

For many buyers, that combination is ideal.

It feels like you're connected to both sides of downtown rather than just one.

I've also noticed that buyers often describe Las Olas River House as feeling just a little calmer.

Not isolated.

Not far away.

Just enough removed from the center of Las Olas Boulevard that when you come home, it feels a little more residential.

For some buyers, that's exactly what they're looking for.

Think About How You Actually Live

One thing I always tell buyers is this...

Don't just compare buildings.

Compare your routines.

If you picture yourself walking downstairs several nights a week for dinner...

Meeting friends for drinks...

Having family stay in the Hyatt...

Enjoying modern luxury...

100 Las Olas may feel like the obvious choice.

On the other hand...

If you picture yourself taking evening walks along Riverwalk...

Watching boats go by on the New River...

Enjoying Huizenga Park...

Or simply wanting a building that feels a little quieter while still being incredibly walkable...

Las Olas River House often starts making a lot of sense.

Neither lifestyle is better.

They're simply different.

And that's why I almost always recommend buyers tour both before making a decision.

Sometimes everything looks similar on paper.

Then you walk through each building...

...and within five minutes, one of them just feels like home.

One Thing Many Buyers Don't Realize...

One of the biggest misconceptions I hear is that because these buildings are so close together, they offer basically the same lifestyle.

In reality, they don't.

Yes, you'll probably eat at many of the same restaurants.

You'll likely spend time in the same parks.

You'll walk the same sections of Riverwalk.

But how you experience downtown can feel surprisingly different depending on which building you come home to.

That's why I encourage buyers not to focus only on square footage, HOA fees, or price.

Think about how you want your everyday life to feel.

That may sound like a subtle difference, but once you walk through both buildings, it's immediately noticeable.

If You're Looking for Modern Luxury...

100 Las Olas is one of those buildings that simply feels new.

From the lobby to the amenity spaces to the residences themselves, everything reflects today's style of luxury living.

Clean lines.

Contemporary finishes.

Floor-to-ceiling glass.

Open-concept floor plans.

Expansive views.

It's exactly what many buyers picture when they think about a newer luxury high-rise.

One thing I hear over and over is how bright the residences feel.

The large walls of glass let in an incredible amount of natural light, and many homes feel larger than the square footage suggests because of the open layout.

If you enjoy entertaining, it's easy to see the appeal.

The kitchen flows naturally into the living space.

Guests aren't separated from the conversation.

Everything feels connected.

That's a very different experience than many luxury buildings built twenty years ago.

The Hyatt Is More Valuable Than Most Buyers Expect

When buyers first hear that there's a Hyatt Centric Hotel in the building, the reaction is usually something like...

"That's kind of nice."

After they've lived there?

Many owners consider it one of the building's best features.

Think about how often people come to visit.

Parents.

Children.

Grandkids.

Friends.

Business associates.

Instead of trying to find a nearby hotel, they're already there.

It's incredibly convenient during holidays, birthdays, weddings, the Fort Lauderdale International Boat Show, or simply when friends decide to spend a weekend in town.

I've also had buyers mention that they enjoy meeting visitors downstairs for breakfast or drinks before heading out together.

It's one of those features that's difficult to appreciate until you've experienced it.

Restaurants Right in the Building

This is another lifestyle feature that's easy to overlook.

Many downtown buildings are near restaurants.

100 Las Olas actually has restaurants within the building itself.

That may not sound like a huge distinction, but for people who truly enjoy walkable city living, it's something they use all the time.

Want a quick dinner after work?

No car.

Meeting friends for lunch?

Just head downstairs.

Coffee before your morning walk?

You're already there.

It's one of those conveniences that quietly becomes part of everyday life.

Those Huizenga Park Views...

Another feature buyers sometimes don't realize until they tour multiple residences is how much Huizenga Park influences the views.

Because the park sits directly beside 100 Las Olas, certain residences enjoy wide-open sightlines over green space rather than looking directly into another building.

Depending on the floor level, floor plan, and orientation, some homes capture spectacular park, skyline, and even water views.

Not every residence has those views.

That's why choosing the right unit matters just as much as choosing the building itself.

If your priority is sunrise views, city lights, overlooking the park, or maximizing privacy, those are all things worth considering before making a decision.

Las Olas River House Feels Different...

Las Olas River House takes a different approach to luxury.

The building has been part of the downtown skyline for years, and while it's older than 100 Las Olas, that's not necessarily a disadvantage.

In fact, for many buyers, it's exactly why they like it.

Many residences have already been beautifully renovated.

Others provide the opportunity to renovate exactly the way you want.

That flexibility appeals to buyers who enjoy adding their own style rather than paying a premium for someone else's renovation.

More Traditional Floor Plans

Walk through a typical residence at Las Olas River House, and one thing you'll probably notice is that the layouts feel different.

Instead of one large open living area, you'll often find more defined spaces.

Separate dining areas.

Clearly defined living rooms.

Distinct transitions between rooms.

Some buyers immediately prefer the openness of 100 Las Olas.

Others actually appreciate the traditional layouts at River House.

If you work from home, enjoy having separate entertaining spaces, or simply prefer a little more definition between rooms, these floor plans can be a great fit.

It's simply a different style of living.

More Space for Your Money

This is probably one of the biggest reasons buyers compare these two buildings.

Generally speaking, Las Olas River House allows buyers to purchase more square footage at a lower price point.

That doesn't necessarily mean it's the better buy.

It just means you're allocating your budget differently.

Some buyers prefer spending more on newer construction.

Others would rather buy a larger residence in a premier location and invest in updates over time.

Neither approach is wrong.

It's simply about deciding where you want your dollars to go.

A Pool Area That Deserves More Attention

One thing I don't think gets talked about enough is the outdoor amenity space at Las Olas River House.

The building features one of the larger pool decks in Downtown Fort Lauderdale.

If you enjoy spending time outside, whether that's reading by the pool, enjoying the Florida sunshine, or relaxing with friends on a Saturday afternoon, it's definitely worth seeing in person.

The pool itself is also unique.

Its distinctive shape has become one of the building's recognizable features over the years and gives the amenity deck its own personality.

Las Olas River House has also invested in updating several of its amenity spaces in recent years, helping modernize the resident experience while maintaining the character that long-time owners appreciate.

It's a nice blend of established luxury and thoughtful improvements.

Luxury Doesn't Always Mean the Same Thing

This is something I think buyers sometimes overlook.

Luxury isn't just about newer construction.

For some people, luxury means...

  • Floor-to-ceiling glass
  • Contemporary architecture
  • Hotel services
  • Restaurants downstairs
  • A sleek modern aesthetic

For others, luxury means...

  • Larger living spaces
  • A quieter atmosphere
  • A beautiful pool deck
  • Mature landscaping
  • An established community
  • Great value in a premier location

Neither definition is wrong.

They're simply different.

One Thing That Surprises Buyers

After touring both buildings with buyers over the years, I've noticed something interesting.

Very few people decide based solely on price.

Instead, they usually decide based on how each building makes them feel.

Some people walk into 100 Las Olas and immediately fall in love with the modern finishes, expansive views, and energy of being right on Las Olas Boulevard.

Others tour Las Olas River House and immediately appreciate the larger layouts, the connection to Riverwalk, and the more relaxed atmosphere.

What's interesting is that buyers often know within the first few minutes.

Not because one building is objectively better...

But because one simply feels more like home.

Let's Talk About Value

One of the biggest reasons buyers compare 100 Las Olas and Las Olas River House is simple...

Budget.

These buildings often attract buyers looking in a similar price range, but they offer different ways to spend your money.

Generally speaking, 100 Las Olas commands a premium.

You're paying for newer construction, modern architecture, contemporary floor plans, newer amenities, one of the most recognizable luxury addresses in Fort Lauderdale, and the convenience of having the Hyatt Centric and restaurants located within the building.

Las Olas River House typically offers a lower entry point.

That doesn't make it the "better value" for everyone—but it does create opportunities.

Many buyers find they can purchase a larger residence, often with lower cost per square foot, while still enjoying one of Downtown Fort Lauderdale's premier locations.

For some buyers, that's exactly what they're looking for.

Others are happy paying more for newer construction and a turnkey lifestyle.

Neither approach is right or wrong.

It simply comes down to what's most important to you.

Think Beyond the Purchase Price

One piece of advice I always give buyers is this...

Don't focus only on the purchase price.

Think about how you'll actually use the home over the next five or ten years.

For example...

Would you rather purchase a beautifully updated residence that's ready to enjoy on day one?

Or would you rather purchase a home with great bones and customize it exactly the way you want over time?

Some buyers love moving into a newer building where everything already feels modern.

Others enjoy adding their own personal style through renovations and updates.

Neither strategy is better.

They're simply different paths to the same goal.

Amenities: Two Different Luxury Experiences

Both communities offer excellent amenities.

But once again, the experience is different.

100 Las Olas

100 Las Olas offers the polished feel you'd expect from a newer luxury tower.

Residents enjoy:

  • Resort-style pool
  • Modern fitness center
  • Club room
  • Concierge services
  • Secure access
  • Elegant common areas

And then there are the conveniences that aren't always listed on a feature sheet.

The Hyatt Centric.

Restaurants.

Retail.

Meeting a client downstairs.

Having family stay in the building.

Walking downstairs for dinner after a long day.

Those little conveniences become part of everyday life.

Las Olas River House

Las Olas River House offers a luxury amenity package that's evolved over the years.

Several of the amenities have been recently updated, giving the building a refreshed feel while preserving the character that many owners appreciate.

One of my favorite features is the outdoor amenity area.

The pool deck is noticeably larger than many downtown buildings, creating plenty of room to relax without feeling crowded.

The uniquely shaped pool has become one of the building's signature features and gives the space a personality that's different from many of the newer, more geometric pool designs you'll see today.

If you enjoy spending weekends outdoors, reading by the pool, or simply soaking up the Florida sunshine, it's definitely an amenity worth experiencing in person.

Which Buyer Usually Chooses 100 Las Olas?

Over the years, I've noticed a few common themes.

Buyers who ultimately choose 100 Las Olas often tell me they're looking for:

  • Newer construction
  • Contemporary architecture
  • Open-concept living
  • Floor-to-ceiling glass
  • Luxury finishes
  • Spectacular views
  • A true "lock-and-leave" lifestyle
  • The convenience of restaurants and the Hyatt within the building
  • Being directly on Las Olas Boulevard

Many of these buyers are looking for a residence that's already finished to today's design standards.

They don't want to think about renovations.

They simply want to move in and start enjoying downtown living.

Which Buyer Usually Chooses Las Olas River House?

The buyers who choose Las Olas River House often have a different set of priorities.

They tell me things like...

"I'd rather have more space."

"I don't mind updating a kitchen."

"I actually like more traditional floor plans."

"I'd rather be just off Las Olas than directly on it."

"I like being close to Riverwalk."

"I'd rather invest the savings elsewhere."

Again...

None of those priorities are better.

They're simply different.

Something Buyers Rarely Think About

One question I like asking buyers is this...

How often will people come visit you?

It's amazing how often that changes the conversation.

If you expect friends and family several times a year, having the Hyatt Centric in the building becomes a genuine lifestyle advantage.

Instead of coordinating hotels across town, your guests are just an elevator ride away.

On the other hand...

If your ideal Saturday is grabbing coffee, walking Riverwalk, relaxing by the pool, and enjoying a quieter evening at home, Las Olas River House may align better with the lifestyle you're imagining.

These aren't huge differences.

But they're the kinds of things owners appreciate long after moving in.

Think About the View You Want to Wake Up To

This might sound obvious, but buyers often focus on the building instead of the residence.

The truth is...

The residence matters just as much.

At 100 Las Olas, some homes capture incredible views of Huizenga Park, the downtown skyline, the Intracoastal, and even the Atlantic Ocean.

At Las Olas River House, many residences overlook the New River, downtown skyline, or beautiful city views.

Neither is objectively better.

Ask yourself...

Would you rather wake up overlooking a park and skyline?

Or watch boats travel along the New River?

That's a very personal decision.

My Advice Before You Decide

If you're seriously considering both buildings...

Tour them on the same day.

Walk the lobby.

Ride the elevators.

Spend time at the pool.

Walk around the neighborhood.

Stand on the balcony.

Picture yourself living there.

One thing I've learned is that buyers often spend weeks comparing features online...

...then make up their mind within ten minutes of walking through the building.

There's something about experiencing each community in person that photos simply can't capture.

And if you’re not already working with a real estate agent, I’d love to help.

I know 100 Las Olas and the Downtown Fort Lauderdale condo market well, and I can help you compare the available residences, understand the differences between floor plans, views and finishes, and ultimately find the unit that’s the right fit for you.

Ready to take a look? Contact me at (913) 710.8481 and I’ll help you find the right condo at 100 Las Olas—or compare it with other luxury buildings nearby.

The Bottom Line

I don't think this comparison comes down to which building is "better."

It comes down to what kind of downtown lifestyle you want.

If you're looking for sleek modern luxury, contemporary architecture, and the convenience of having everything right downstairs, you'll probably find yourself drawn to 100 Las Olas.

If you're looking for outstanding value, larger floor plans, recently updated amenities, a fantastic pool deck, and a location that connects Las Olas Boulevard with Riverwalk and the New River, Las Olas River House deserves a serious look.

The good news?

There isn't a wrong choice.

Both are among Downtown Fort Lauderdale's premier luxury condominium communities.

Quick Comparison: 100 Las Olas vs. Las Olas River House

One thing I always remind buyers is that this table is simply a starting point.

The individual residence often matters just as much as the building itself. Floor level, view, floor plan, condition, and updates can completely change which home ends up being the better fit.

That's one of the reasons I almost always recommend touring both communities before making a decision.

Frequently Asked Questions

Is 100 Las Olas worth the higher price?

For many buyers, yes—but it really depends on what you're looking for.

100 Las Olas commands a premium because you're getting newer construction, contemporary architecture, modern open-concept floor plans, luxury finishes, and one of the most recognizable addresses in Downtown Fort Lauderdale. The building also offers conveniences that are difficult to find elsewhere, including the Hyatt Centric Hotel, restaurants within the building, and direct access to Las Olas Boulevard.

If those features fit your lifestyle, many buyers feel the premium is well worth it. If your priority is maximizing square footage or purchasing at a lower price point, Las Olas River House may ultimately provide better value for your needs.

Is Las Olas River House a good investment?

Las Olas River House has long been considered one of Downtown Fort Lauderdale's premier luxury condominium communities.

Many buyers are attracted to its location between Las Olas Boulevard and the New River, generous floor plans, and lower entry price compared to newer luxury towers. The association has also invested in updating several of the amenities, helping keep the community competitive while maintaining the character many owners appreciate.

As with any real estate purchase, appreciation depends on many factors, including the individual residence, purchase price, market conditions, and your long-term goals.

Which building has better views?

Generally speaking, 100 Las Olas has the advantage when it comes to expansive views.

As the tallest residential building in Fort Lauderdale, many residences enjoy panoramic views of the Atlantic Ocean, Intracoastal Waterway, downtown skyline, and even Miami on exceptionally clear days.

Depending on the floor plan and orientation, some residences also overlook Huizenga Park, providing wide-open green space that is unlikely to be obstructed by future development.

Las Olas River House offers beautiful New River and skyline views from many residences.

Rather than asking which building has better views, I usually encourage buyers to ask which view they'd rather wake up to every morning.

Which building has the better amenities?

Both communities offer luxury amenities, but they create different experiences.

100 Las Olas emphasizes modern luxury with newer amenity spaces, a resort-style pool, concierge services, fitness facilities, restaurants, and the Hyatt Centric located within the building.

Las Olas River House offers recently updated amenities, a larger outdoor pool deck, concierge services, valet, fitness center, and beautifully maintained common areas.

Neither is objectively better. It simply depends on which style of luxury fits you best.

Which building has the better pool?

If the pool is important to you, I recommend seeing both in person.

100 Las Olas offers a beautiful resort-style pool that complements the building's modern design.

Las Olas River House features one of the larger pool decks in Downtown Fort Lauderdale along with its distinctive freeform pool, which has become one of the building's recognizable features. Buyers who enjoy spending time outdoors often appreciate the additional lounging space.

Does 100 Las Olas have a hotel?

Yes.

One of the building's unique features is the Hyatt Centric Hotel located on the lower floors.

Many owners tell me this becomes more valuable than they originally expected. Instead of searching for nearby hotels when friends or family visit, guests can stay right downstairs. It's especially convenient during holidays, weddings, and events like the Fort Lauderdale International Boat Show when nearby hotels can fill quickly.

Are there restaurants in 100 Las Olas?

Yes.

One of the conveniences buyers love about 100 Las Olas is having restaurants and retail located within the building itself.

It's a small detail that makes everyday life easier. Whether you're meeting friends for dinner, grabbing breakfast, or enjoying a drink after work, everything is just an elevator ride away.

Las Olas River House doesn't have restaurants in the building, but you're still only a short walk from many of the same dining destinations on Las Olas Boulevard.

Which building is quieter?

Although both buildings are located in the heart of Downtown Fort Lauderdale, they have slightly different atmospheres.

Because 100 Las Olas sits directly on Las Olas Boulevard, it feels more connected to the energy of downtown.

Las Olas River House sits between Las Olas Boulevard and the New River, creating an atmosphere that many buyers describe as just a little more relaxed while still being incredibly walkable.

Which building has more modern floor plans?

100 Las Olas was designed with today's luxury buyer in mind.

Most residences feature open-concept layouts, large kitchen islands, floor-to-ceiling glass, and spacious entertaining areas.

Las Olas River House generally offers more traditional floor plans with separate living and dining spaces. Buyers who prefer a little more definition between rooms often appreciate these layouts.

Which building offers better value?

This depends entirely on what you value most.

If value means newer construction, luxury finishes, and premium amenities, many buyers believe 100 Las Olas justifies its higher price.

If value means purchasing more square footage in one of Downtown Fort Lauderdale's premier locations while often spending less, Las Olas River House is difficult to overlook.

Which building is better for entertaining?

Both buildings are great for entertaining, but in different ways.

Buyers who love hosting overnight guests often appreciate having the Hyatt Centric within 100 Las Olas. It's incredibly convenient when family and friends come to visit.

Las Olas River House appeals to buyers who enjoy entertaining at home, spending time by the larger pool deck, or hosting friends before walking to dinner or events along Las Olas Boulevard.

Which building is better for full-time living?

Both communities are excellent choices for full-time residents.

Buyers who prefer a newer luxury high-rise with modern finishes often gravitate toward 100 Las Olas.

Those looking for larger residences, more traditional layouts, and outstanding value often find Las Olas River House to be a better fit.

Neither building is inherently better for year-round living—it simply depends on the lifestyle you're looking for.

Final Thoughts

When buyers ask me to compare 100 Las Olas and Las Olas River House, they're usually hoping I'll tell them which one is better.

The truth is, I don't think that's the right question.

Both communities offer outstanding locations, luxury amenities, and walkable access to everything that makes Downtown Fort Lauderdale such a desirable place to live.

The better question is:

Which one feels more like home?

If you're drawn to newer construction, contemporary architecture, expansive views, and the convenience of having the Hyatt Centric, restaurants, and Las Olas Boulevard right outside your door, 100 Las Olas is an incredible option.

If you appreciate larger floor plans, recently updated amenities, a spacious pool deck, excellent value, and a location that naturally connects Las Olas Boulevard with Riverwalk and the New River, Las Olas River House deserves a serious look.

The good news is that there isn't a wrong choice.

They're simply two different ways to experience luxury living in Downtown Fort Lauderdale.
